The Fixer Upper Aspect of the Real Property Investment Market

The Fixer Upper Real Estate Investing Market

Real estate analysts have reported that since real estate became a major player in the business industry, it has achieved a steady climb in value and even though there may be some times where investors may feel the crunch of a down swirling market, it has almost always immediately bounced back. In the past years though, the market revival wasn’t as fast or immediate, in fact, it is only now, after three years of a straight downward plunge, that the real estate industry is beginning to see a light, albeit at a snail’s pace. In those three long agonizing years, where sellers far out number buyers, real estate investors found their pot of gold at the end of the rainbow with Fixer Uppers.

Fixer uppers have long been an aspect of real estate, it is a profitable real estate venture given the right circumstances. Basically, a Fixer Upper is a real estate that is in a distressed condition whereas demanding certain repairs, upgrades, redesigns, reconstruction, and any other types of work to make it not only aesthetically appealing, but also very appealing to a prospective home buyer in both form and function.

It has recently grown in popularity with real estate investors as fixer uppers usually are not able to command a high price tag. And with little expenses and costs for the required work or construction, they can then resell the home for a profit while still keeping it at a price range that low end home buyers, especially in these times, can afford. Typically, it is only above ten to fifteen percent maximum at the median price range of the value for homes in similar areas and characteristics.

Not all Fixer Upper homes though are potential profit makers. Some factors that surround the home can have an adverse effect on the price and the ability to sell the home immediately. This will include the type of neighborhood the home is situated in, the condition of the real state around it, the extent of damage and the cost for fixing it up, the accessibility of schools, safe transportation, and even the history of the home as few examples.

When you have made a short compilation of the possible fixer uppers to buy, create a Comparative Market Analysis. This will give you a clear picture of the value of the home and how much you may want to negotiate. Don’t forget to factor in the possible costs you may incur to fix the house up, as well as the best possible price that you may get for it when you sell it. Remember your basics, buy low, sell high.

Don’t over fix. Keep with the basics. You don’t have to add an extra room, a patio, or a game room. The less you spend, the lower you will need to demand for it from a buyer. Just make sure that it is very livable and comfortable. For a low price, the new buyer will just do the custom additions, which may also save them some money.

Just remember, do your research well. Leave the fixing project to the experts and concentrate more on the numbers and most especially your market.

Writing Blogs and Articles to Build a Home Based Network Marketing Business

In any home based network marketing business,

home based network marketing business

Best Home based business

your main mission is to meet people, capture their attention and pique their interest, and convince them that your Home Based Network Marketing Business is a viable option and a good opportunity for them to earn some extra income. Meeting people is the easy part; the next steps can be a tad more difficult and will entail some degree of effort and creativity from you. And for meeting people, there is no one single place where you can find millions of people at a given time like the internet.

Going online is now an established integral part of any business, whether large, medium, or small. There is no denying the fact that it is a very powerful tool for making a home based network marketing business achieve success. It is a market with opportunities of magnitude proportions, and because everyone knows that, everyone is also trying to cash in. So if you’re trying to build a home-based network marketing business using the internet, how can you set yourself apart from the others and convince people to partner up with you?

Two of the best ways of doing this is by blogging and writing articles. Aside from attracting potential network members and customers, writing blogs and helpful informative articles, you can also establish a reputation for yourself as an expert in the field that you are working with and at the same time cement the legitimacy and viability of your home-based network-marketing business.

In most aspects, writing blogs and articles for a home based network marketing business are very similar.

Blogs though tend to be more personal and are typically published in one blog site. Articles tend to be more informative and a bit lengthier, contain more keywords, and are usually submitted to article submission sites.

Starting a blog is relatively easy. If you don’t want to host your own blogging site, you can choose from the numerous free blogging hosts like WordPress, Blogger, or LiveJournal. Your blog site should be separate from your main site. This will make it more personal and more “approachable” and “friendly.”

You can now write short write ups on various subjects making sure that it will associate with the niche that you’re in. Writing about popular subjects or topics related to your home-based network-marketing program can be good, but if you just write commonly known and generalized discussions about the subject matter, then you will just be repeating what everyone has already said and instead of building your reputation up, it will just have an adverse effect.

To Take a FREE Tour of, in my opinion, the Best Home-based Network Marketing(MLM) on the Planet click here

This goes the same with writing and submitting articles. You shouldn’t make the article too technical, but it should be very informative and helpful while being light and easy to read. These articles should be keyword driven as there are a great number of article submission sites and an even greater number of articles being submitted each day using the same keywords.

Article submission and blogging can work hand in hand. The articles can attract the attention of the traffic, send it to your blog site via a link box below it, and the blog will be your clincher to close the deal.

Your blog can then send the traffic to your main site where you will now have another member or a customer for your home based network marketing business.

Virtual Real Estate -The New Real-Estate

So What The Heck Is Virtual Real Estate!

Virtual Real Estate

Virtual Real Estate

While on my way to Atlanta GA to spend Thanksgiving with family, I was thinking about my business, my family, and the future and began to have a feeling of excitement brewing in my gut. It was kind of like the feeling you have as a kid the night before Christmas when you can’t sleep. That is how I feel about some projects I am working on. I can’t wait to share these projects with my family and the world.( Now for those of you reading this who don’t know me yet, when I say ‘family’ it doesn’t always mean my blood family exclusively. It means those of us reading this that can connect and feel what I am saying/writing. As you read this article you can determine if there are ideas, thoughts, and beliefs we can relate to on a spiritual and emotional level. Now this doesn’t mean that we agree on everything which should be understood without me saying but basically if you feel me you feel me. For my international family there may be some cultural differences that might create some communication challenges. If so, then just leave me a comment with your question.)

Ok, now back to my article on Virtual Real Estate.

Currently, I am searching for people with programming, Internet marketing/sales, or website skills to add to the team.  I am also researching more resources and service providers to help facilitate my new projects. I say this here because you never know who maybe reading this and know someone looking for an opportunity to work with good people on something extraordinary. I just believe on putting your goals and desires out in the universe and speaking it into existence. Our words and thoughts are very powerful. So use them wisely.

So, as I am working on my Virtual Real Estate and other projects I keep having a reoccurring thought that I must share with all my peeps. I want you all to be ahead of the curve and succeed. The thought is what I call the ‘New Real-Estate’. As a Real-Estate Investor and Entrepreneur I understand the power and leverage ability of real-estate and its advantages. I just think everyone should have, build, or work on having a prosperous real-estate portfolio. Besides that, what is this ‘New Real-Estate’ Thing all about?

Well as you probably have figured out by now, the ‘New Real-Estate’ is Virtual Real-Estate on the Internet. Some of you may have guess that by now. However, I will also share with you why, how, and what you should do about it.

First, I don’t have to sell you on how powerful the internet or Virtual Real Estate is because you are obviously on it and using it. You can research that later. The best way I can describe why is to compare it to buying a piece of raw land for dirt cheap on the outskirts of an emerging city growing everyday at a rapid pace. Since Real-Estate is largely about location, location, location you want to establish your location sooner rather than later when the pickings are slim and price is high.

So how do you determine what location( Virtual Real Estate ) to buy? It depends on your interest and goals. Some of you have personal interest. Some of you have business interest. The ideas are limitless. You just need to start and move forward. The first place I would start, and this is almost a pet peeve of mine, is to secure your name as your domain name. For example, I reserved my name, “Aislee.com” about 10 years ago. At the time, I did not know what I wanted to do with it. I had no clue what a blog was and I had no website building skills. People ask me all the time, “How did you get the email aislee@aisleedotcom?”And I tell them, “ I just did it.” Now if you have a common name like John Smith then I suggest you stop reading this now and click here to check if your name is available. If your name is not available then you have proven my point on why you want to get it now. However don’t be discouraged. You can add your middle initial or entire middle name such as www.johnrsmith.com or www.johnrogersmith.com. You can even get a dot name or dot info instead of a dot com such as www.johnsmith.name or www.johnsmith.info.

Ok, now you may be asking, “What do I do now.” The process is pretty simple. First  here is where I go to get my domain names for my Virtual Real Estate. I use Godaddy.com. They are cheap (about $10 bucks per year), great service, and very well known. If you click on this link and use the Coupon Code ‘PODFD412′ you can get 35% off. The website is pretty simple to navigate. Make sure that after you choose your name and head to checkout, you skip and click ‘no thanks’ to all the extra stuff they offer you unless you know what you are doing and want the extra stuff. Also you can now forward your domain to your facebook page, twitter page, or any website that you may already have.

When you decide to place a website, which is adding value, on  your domain name ( Virtual Real Estate )then I suggest you use Hostgator to host your domain/website. Click here to visit Hostgator and get the latest discounts. Hostgator is cheap with excellent customer service. I call them often when I am trying to do new stuff or use a feature I am not familiar with. They are a little slick by advertising hosting for $4.95/mo. You can get that price only if you pay for a couple of years upfront otherwise it will cost you somewhere around $6.95/mo. This is still an extremely good price. I recommend reviewing their plans to see which one is best for you. I have the middle plan which they call the baby plan because it gives me unlimited domain hosting instead of one.

Now you know how to secure your ‘Virtual-Real Estate’ on the internet.  I suggest you do it now while at the computer. If you found this article of value share it with your family and friends. You can do so easily by clicking the share button or simply posting the link to your Facebook, Twitter, etc…Also you can click on the resources tab above for resources on building your website.

Well we made it to Atlanta safe and sound and its time for me to get at this Turkey. Happy Turkey Day!!!

Happy Thanksgiving,

Michael Vick Found Guilty of Killing Redskins!!!

Here is a highlight video of Michael Vick Murdering the Washington Redskins….enjoy

I think most people wouldn’t agree with what  Michael Vick did with his involvement in dog fighting. However, there are other crimes and unsolved cases I would rank higher on the scale. No matter your view, the man has paid his debt to society and I am amazed at his recovery. I am not surprised though. Sometimes it takes a situation like that for you to realize your blessings.

As a black male there is a subconscious type bond or connection that I can identify with Michael Vick’s comeback. When he succeeds, I feel good. I also feel like it is a blow to or for the struggles I have endured in life as well as the struggles in the stories my father and other family members have shared with me throughout my life. Sometimes it feels like the deck is stacked against us (as black people) and the access to resources to make it is not as readily available as they are for my white brothers and sisters. I am not complaining but just stating what I observe. So when Michael Vick comes back and succeeds against all the doubt and ill-will of the naysayers, all the critics, and all the haters it inspires me tremendously to never give up on your dreams no matter the odds.

Is Zib Zoom a Copycat of Kooday or Real Competition?

Zib Zoom seems to be similar to Kooday? What do they both have to do with the new trend of keyword trading?

kooday

Kooday

I received a email in my inbox about Zib Zoom as I was deleting a bunch of junk mail, adding filters, and unsubscribing to list. Since I study marketing systems, funnels, and techniques, I said to myself, let me see what this is all about.

The content of the email contained info about getting paid when people log onto the Internet, do a search online, advertise online, play games online, or chat or socialize with there friends online! I thought to myself that this sounds really good, but it sounded like a program called , Kooday my good friend Evin Anderson is promoting. I’ll tell you more about kooday below. So you know the first thing I did was ask my other friend , Google to give me a little more info. Google took me to zib zoom’s website. I couldn’t find much info on that site.

I then researched the guy, Paul Birdall whos list I am on that sent me the email. He is an internet marketer. I remember signing up for a program called Streamline funnel system that he promoted in pre-launch last year that really never took off. That is always frustrating when you put energy behind something and it never takes off .  Anyway, my research on Paul led to some skeptical reviews of his ethics and practices. I am not surprised by this, since I find it easy to find negative info on anyone in business online these days, especially in the network marketing industry. This is due more or so because of the bad apple theory.

Now, when I researched Zib Zoom, I didn’t find much. Mostly what I found was was bias stuff that was obviously by independent representatives of the company.  Which is smart marketing by the way. They have a website for websearches and their website about the business opportunity looks nice. I couldn’t find anything about the ownership and who is behind the company. I see many opportunities like this come and go. And for those of you who know my philosophy, I like the ‘YOU Inc’ model when it comes to network marketing.

I am not promoting Zib Zoom in anyway. Nor am I promoting Kooday. I am promoting my Friend Evin Anderson who has Partnered with Kooday ( Evin’s Kooday page). Evin is a great guy. He is  studying the game of keyword research selling. He is a straight-up and hard-working leader. There is no doubt in my mind that he is on his way to greatness. I recommend anyone looking to partner with a leader in Kooday or in starting a home business to seek him out.

I find it interesting that zib zoom is jumping into the same game as Kooday. I would like for someone to actually do an unbias comparison review of the Kooday and Zib Zoom opportunities.

Kooday is designed to pinpoint what you’re looking for, through a stepped approach. Kooday is also new search engine, where you can own keywords, buy/sell to make money. You get paid from advertisement linked to your keywords. Since I attended to only write about 300 words and this article is overg 500 words, I will end it here.

Remember for more information or to join Kooday contact my friend Evin Anderson. Whether you are looking to join Kooday or Zib Zoom doesn’t matter if you do not know how to market your business. Contact me for a free Strategy session to market your home business.
